Gentrifying Neighborhoods in Major U.S. Cities

The most gentrified tracts according to this analysis are located along the oceanfront and in the downtown area. Several groups of tracts outside the city proper were also included in the “Moderate gentrification” cluster. Interestingly, a chunk of tracts in south Boston were grouped into the clusters characterized by large increases in % Black. Slightly to the northwest, there is another group of tracts that fall into the “Below average change in % Black” that declined in % Black from 1980 to 2000, though the % Black in these tracts remained at about 40% in 2000. These cluster distinctions help to tease out patterns in the Black population of south Boston as well as the pattern of gentrification.
